Capital
Lenders has put into place many protections throughout the process.
Our primary goal is the preservation of investor/lender monies in
the marketplace.
Appraisal:
Capital
Lenders orders appraisals from third party appraisal companies
(Capital Lenders has no interest in the companies). These appraisal
companies have error and omissions insurance in regard to determining
the value of subject property.
Title Insurance:
Paid
for by borrower protecting the investor/lender from forgery,
fraud, defective records, judgment, tax lien and unmarketable
title.
Escrow:
Neutral
third party which handles the investor/lender funds through
to closing the transaction per escrow instructions. (All
financial instruments are in investor/lender name) Investor/lender
has control of the financial documents, i.e. escrow instructions,
Promissory Note, Deed of Trust, and Account Servicing.
Account Servicing:
The
Payment for the investor/lender is collected by the Title Company
and then paid directly to the investor/lender on a monthly basis.
Providing account servicing for all monies and 1098's at the
year end. All fees are paid by borrower (no front end fee).
Account servicing also records Reconveyance Deed once the loan
is paid in full.
